With restrictions likely to be extended, there’s an argument for allowing hardware / garden stores open on a restricted basis, click and collect or home delivery, similar to how takeaways / restaurants are operating. Let people be productive and beat cabin fever on #lockdown.

After 24 hours in hiding, @EOBroin finally tried to fix his sums, but got it wrong again and within moments deleted his tweet! This is even worse than the last one. He seems to have time-discounted the entire sum rather than indexing. Schools need to reopen faster than we thought pic.twitter.com/Gfzyq754gE

BOOM. Now we know why @campaignforleo and FG are so opposed to my social media transparency legislation. The Taoiseach wanted to run fake accounts himself! From today’s @sundaybusiness. Truth truly is stranger than fiction. #caughtrapid #fakeNews #fakeGovernment pic.twitter.com/vqQALEqUjh

Taking 4% discount factor (which I believe is standard on treasury projects), allowing for 2% pa rent inflation, looking at at grossed up NPV of c. 340k. Take off the 2% and it’s 196k. Both a long way off 800k? Plus add the opportunity cost of capital now for other projects.
